Important Information

ALL CONTRACT BUYING/SELLING MUST BE PROCESSED THROUGH OUR OFFICE. We handle all applications, contracts, deposits, and payments to ensure a smooth and secure transaction. No money should be exchanged directly between the seller and buyer.

• Contract Selling Fee: $150 paid by the seller or by the buyer on the seller's behalf via our office.
• Addendum Requirement: Both the seller and buyer must sign an addendum, which will be generated by the office. Contact us to obtain this document.

Selling Your Contract

If you are selling your contract, follow the steps below. Sellers are responsible for ensuring all steps are completed. Oakridge is not responsible to manage or monitor these tasks on your behalf.

Buyer Requirements:

• The buyer must:

1. Complete an online application HERE.
2. Pay the $230.00 deposit as required in the application.
3. Sign:
1. An Addendum to Selling a Contract (ONLINE, when ready).
2. A New Oakridge Contract (ONLINE, after addendums are complete).
4. Make contract payments in the frequency, amount, and dates clarified in the Addendum and Lease Agreement.

Seller Responsibilities:

• The Seller must:

1. Secure a buyer.
2. Ensure the buyer has applied online and paid their deposit
3. Send an email to Oakridge@tritoninv.com with the following information:
1. Your Name
2. Your Apartment Number and Bedspace
3. Your Move-Out Date
4. Your Buyer's Name
5. Your Buyer's Contact Information (email, phone number)
6. Your Buyer's Move-In Date
4. Sign the Addendum to Selling a Contract.
5. Ensure the buyer signs all necessary documents and pays all required fees. 
6. Pay the $150 Contract Selling Fee. 

Important Reminder:

The seller remains responsible for the contract until all steps are completed by both parties. Regularly communicate with the buyer to ensure they have fulfilled their obligations.

Listing Contracts: Buying or Selling

To list your contract or express interest in buying one, please post in the following format:

• Selling: Selling a [MALE/FEMALE] Contract – WHEN (e.g., Spring 24) – [SELLING PRICE] (Please confirm with our office if you are unsure of your remaining financial obligations)

    ex. Selling a Male contract for the Spring semester for $2608

• Looking: MALE/FEMALE – WHEN (e.g., Spring 24)

    ex. Looking for Female contract for the Spring semester

 

 

Comment Guidelines:

• Clearly specify whether you are selling or looking for a male or female contract.

• Comments will be deleted after 2 months. If your listing expires, you will need to repost.

Alternative Selling Platforms

In addition to this page, you may use other platforms to buy or sell contracts. Oakridge does not monitor or manage external listings.

• Logan UT Student Housing Facebook Groups

• KSL

• Other online classifieds

Avoiding Online Scams and Fraud

While online platforms like Facebook Marketplace or KSL can be convenient, they also come with risks of scams and fraud. Protect yourself by following these tips:

1. Verify Buyer/Seller Authenticity: Be cautious of anyone unwilling to meet in person or provide legitimate identification.

2. Avoid Upfront Payments: Never pay money before viewing the property or verifying the contract transfer through Oakridge.

3. Beware of Suspicious Offers: If a deal sounds too good to be true, it probably is. Watch out for overly eager buyers or sellers.

4. Communicate Securely: Use trusted platforms and never share personal information like bank details.
